Property consultancy Brockhoff has successfully assisted textile retailer Ernsting’s family with relocating within Ahaus town centre. Moving forward, the retail company will occupy shop premises on Marktstrasse comprising a total lettable area of around 385 square metres. Compared to its previous shop, this step represents a noticeable spatial expansion for the chain retailer.
The newly leased property is situated in an established prime pitch within the Ahaus pedestrian zone and was previously used by non-food discounter KODi. The immediate vicinity is characterised by high footfall and prominent neighbours. Branches of Engbers and Café & Bar Celona are located directly opposite, both of whose spaces were also brokered by Brockhoff at the time.
Strengthening town centre retail in Ahaus
The commercial property is owned by a private individual who has been part of the brokerage firm's established client base for many years. Brockhoff has advised this client on several transactions in the past, including brokering the adjacent retail space to Bäckerei Kiepenkerl.
According to Bert Pfeffer, real estate expert at Brockhoff, this long-term lease agreement underlines the continuing appeal of central Ahaus for prominent chain retailers. In particular, the interplay of a central location, steady footfall and a functioning sector mix offers reliable conditions for brick-and-mortar retail.
Re-letting of the previous premises at Marktstrasse 19
The impending relocation of Ernsting’s family to the larger retail unit also opens up re-letting opportunities for its previous location in the neighbouring commercial building at Marktstrasse 19. Brockhoff, which originally secured the fashion chain for the property, has once again been awarded an exclusive marketing instruction.
- —Total lettable area of the new store: around 385 square metres
- —Previous occupier of the space on Marktstrasse: KODi
- —Location quality: Established prime pitch in the pedestrian zone
- —Existing space at Marktstrasse 19: Exclusively in re-letting
According to Brockhoff, concrete discussions are already under way with interested parties from the retail sector regarding the soon-to-be-vacant retail space at Marktstrasse 19, whose requirement profiles closely match the structural and spatial conditions of the unit.
