Operating in the premium and luxury segment, MHP Hotel AG continued its expansion course in the third quarter of 2026. Hotel revenue increased by 25.1 per cent year-on-year to EUR 56.6 million, up from EUR 45.2 million in the third quarter of 2025. Over the first nine months, revenues totalled around EUR 155 million, representing growth of approximately 25 per cent compared to around EUR 124 million in the corresponding prior-year period.
Alongside the solid performance of the existing portfolio, revenue growth was underpinned by the integration of the Hyatt Regency Vienna, acquired in February 2026, as well as revenues from the Conrad Hamburg. In the accommodation segment, third-quarter revenue rose by 24 per cent to EUR 43.4 million in 2026. The food and beverage division recorded even stronger momentum, up 31 per cent to EUR 11.6 million, while other operating income increased by 12 per cent. The growing share of catering underlines the operator's increasing revenue diversification.
Development of room rates and occupancy figures
The average daily rate (ADR) rose by 3 per cent to EUR 233 in the third quarter. Revenue per available room (RevPAR) reached EUR 180, compared to EUR 179 in the prior-year quarter. Following an 8 per cent rate increase in August, September marked the highest level of the year to date at EUR 285. In addition to trade fair business, demand effects surrounding the Munich Oktoberfest contributed in particular. Portfolio-wide occupancy stood at 77 per cent, but reached 81 per cent when adjusted for the ramp-up phase of the Conrad Hamburg. Temporary restraint from travellers from the Arabian Gulf states was absorbed by the company through quality-focused pricing.
External evaluations also reflect the positioning in the high-price segment. At Expo Real, MHP once again received an 'AA' rating in the TREUGAST Solutions Group ranking for the 2025 financial year. With an average room rate of around EUR 242, the company topped the ranking, as confirmed by a survey conducted by Allgemeine Hotel- und Gastronomie-Zeitung.
Liquidity position and operational pipeline
As at the reporting date of 30 September 2026, the group held cash and cash equivalents of more than EUR 25 million. MHP is funding an ongoing public share buyback offer for up to approximately 9.5 per cent of its share capital from these funds; the acquired shares are largely to be cancelled. The capital-light lease and franchise model does not tie up capital in property ownership and forms the foundation for upcoming projects.

Chief Executive Officer Dr Jörg Frehse noted that, thanks to a solid financing base and cost discipline, the company was well positioned to execute the pipeline in an orderly manner. For the full year 2026, the Management Board reaffirmed its guidance: group revenue is expected to be between EUR 220 million and EUR 225 million with a group EBITDA of around EUR 8 million, provided geopolitical events do not significantly impair travel volumes.
