Essen-based Brockhoff GmbH has announced the successful completion of a transaction within the city: the industry association vgbe energy e.V. has acquired the office building at Schederhofstrasse 45. The property comprises around 3,500 square metres of lettable and usable space and will serve as the new headquarters for the international trade association.
The transaction was preceded by a structured search process that was originally aimed at leasing new office space. During the exploration of the regional market, the property on Schederhofstrasse caught the attention of the association's management. The conditions found there prompted the leadership to reconsider their previous leasing strategy and instead acquire the building outright for their own portfolio through a direct purchase.
Strategic shift from lease requirement to acquisition
Dr Oliver Then of vgbe energy e.V. explained the decision by citing the long-term prospects of the location. Alongside the structural quality of the building, the key factors in deciding to buy were primarily the functional floor plan layout and the location on Schederhofstrasse. Then also highlighted the professional and solution-oriented guidance provided by the advisory team at Brockhoff, who supported the entire process through to the successful signing of the contract.
The brokering agency also viewed the strategic pivot positively. Sara Hettchen, the responsible real estate consultant at Brockhoff, advised vgbe energy from the beginning of the site search. She noted that various rental and purchase options were analysed together. The fact that an initial rental search ultimately resulted in a property acquisition demonstrates the added value of forward-looking consultancy that consistently incorporates alternative solutions and precisely addresses the occupier's objectives.
