For data centre developers, the past few months have been marked by an exceptionally dynamic phase. The market was already experiencing a significant upswing before the rapid rise of companies in the artificial intelligence sector accelerated demand even further.

Technology corporations and specialised AI developers are intensively seeking additional server capacity to reliably operate their compute-intensive models. This structural requirement has lifted demand for modern space to historic levels and noticeably increased the operational utilisation of existing capacity.

Record additions in the United States

In the first half of the year, the United States recorded a new peak in additions of new space and capacity. Completions reflect the enormous pace at which operators are attempting to meet ongoing demand for digital infrastructure.

Hossein Fateh, Chief Executive Officer of developer CloudHQ, takes a more nuanced view of this upswing, however. He points to key factors that could noticeably dampen the current pace of growth in the medium term.

Challenges for future scaling

The central hurdles include, above all, the limited availability of reliable power connections and delays in providing the necessary grid infrastructure. It is therefore not a lack of occupier demand that threatens expansion, but rather the increasing scarcity of essential resources in established key regions.

For players such as CloudHQ and comparable developers, securing land with guaranteed power access over the long term is therefore moving even more sharply into focus. Although the market segment remains fundamentally strong, the current market environment requires operators to adopt a careful and strategic approach to site selection.
