In a recent transaction in the Munich commercial property market, the property Sonnenstraße 15 was sold. The seller was S 15 / S 17 Immobilien GmbH, represented by investors Dr. Joseph Braun, Prof. Dr. Stefan Leberfinger, and Dr. Christoph Ludwig. The buyer was Kreissparkasse München-Starnberg-Ebersberg. Confidentiality was agreed upon regarding the specific purchase price of this comprehensive transfer.
GSK Stockmann provided extensive support to S 15 / S 17 Immobilien GmbH and ADIX Immobilien GmbH throughout this sales process. The legal advice included the drafting and negotiation of the purchase agreement. Partner Stefan J. Schlapka, supported by Maximiliane Bartsch (Counsel), both from GSK Stockmann, led this mandate.
Property and Location
The property in question is a commercial building with a total area of approximately 10,000 square metres. It is located in a prime inner-city area of Munich, specifically at Sonnenstraße 15. The location is strategically significant, positioned between two important transport hubs, Stachus and Sendlinger Tor. Kreissparkasse München-Starnberg-Ebersberg already used the property commercially prior to the transaction.
Before the sale, the property was managed on the seller's side by ADIX Immobilien GmbH. Its operational management was handled by Managing Director Robert Gillitzer. Asset management was the responsibility of Ulrich Möllers and Claudia Greco. GSK Stockmann had also been involved in the ongoing asset management and all leasing activities of the property over several years, ensuring continuous support for the asset.
The sale signals further consolidation in the Munich property segment and reflects the sustained demand for properties in central locations. Such transactions contribute to the dynamism of the local market and underscore the attractiveness of commercial spaces in Bavaria's capital.
