CONCRETE Capital Real Estate GmbH & Co. KG has announced the start of construction for the LENZ Schwabing residential project on Theo-Prosel-Weg in Munich. Approximately 6,000 square metres of new residential space will be created on a plot of land measuring around 2,400 square metres by the end of 2028. This undertaking includes 158 compactly designed and high-quality residential units.

The project is located in Schwabing-West, an established Munich residential district characterised by its urban structure, mature neighbourhoods, well-developed infrastructure and high quality of life. Theo-Prosel-Weg offers a quiet living environment, combined with access to restaurants, retail, cultural institutions, educational establishments, and sports and wellness facilities.

Architecture and Living Concept

The six-storey LENZ Schwabing ensemble is architecturally defined by clean lines, high-quality materials and a facade design that integrates into the existing cityscape. The design comes from the Munich architectural firm REINHART + PARTNER. The concept focuses on 1- and 2-room apartments to meet the persistently high demand for smaller residential units in Munich. Target groups include owner-occupiers and capital investors, especially singles, students, commuters, expats and young professionals.

The floor plans are designed for efficient use of space and living comfort. Features include bright rooms, modern bathrooms and private outdoor areas. Communal areas, prestigious entrance lobbies and two green inner courtyards complement the residential offering and create quiet zones in the urban context.

Sustainability and Mobility

A central aspect of LENZ Schwabing is its sustainable orientation. Construction is carried out according to the EH 40 standard (Efficiency House 40), the highest energy standard in Germany. A photovoltaic system on the roofs generates electricity for general consumption. The targeted QNG certification (Quality Seal Sustainable Building) underscores the project's claim to meet the stringent criteria of the KfW “Climate-Friendly New Build” programme. This provides potential buyers with access to low-interest loans and aims to secure the long-term value of the property.

The project's mobility concept is primarily geared towards bicycles. Approximately 232 bicycle parking spaces are planned indoors and outdoors, in addition to areas for cargo and special bicycles. This is complemented by 8 reserved car-sharing spaces and a rental station with e-bikes and cargo bikes. Furthermore, a future-proof digital infrastructure with fibre optic connection to every apartment is planned to ensure maximum bandwidth for home office and streaming.
