A fund advised by Lodge Quai Advisors LLP (LQ) has successfully completed the acquisition of a corporate property in Germany. The transaction was carried out as part of a sale-and-leaseback procedure with a volume of EUR 15.0 million.

The property in question has a lettable area of 25,000 square metres, consisting predominantly of warehouse and logistics areas. These areas are leased by the former owner, now the tenant, for an initial fixed term of 20 years on a triple-net basis.

Strategic Importance and Capital Release

For the tenant, the property represents an essential location, as it houses both the company headquarters and the most important, business-critical distribution hub. Thomas Reckers, Net Lease Portfolio Manager at LQ, commented on the completed transaction. He emphasised that the deal was negotiated bilaterally and includes a long-term, inflation-indexed triple-net lease agreement.

The transaction serves as an example of how LQ collaborates with established companies to release capital tied up in strategic real estate. At the same time, long-term use and operational control are ensured for the tenant. The acquisition of the property was realised through LQ's fourth Net Lease Fund. LQ reportedly has a robust pipeline of further transactions intended to contribute to the fund's continued expansion.
