Deka Immobilien has made a significant acquisition in the Finnish logistics sector. A property in Vantaa, at Helsinki Airport, was acquired from an institutional investor. The acquired property is intended for integration into the portfolio of the open-ended real estate public fund Deka-ImmobilienEuropa. The parties involved have agreed not to disclose the exact purchase price.
Completed in 2022, the logistics centre comprises a lettable area of approximately 33,000 square metres. Additionally, the site has 167 parking spaces and 24 charging stations for electric vehicles. The property is fully leased for a long term to the Finnish Third Party Logistics service provider Barona Varastopalvelut Oy, which underscores the stability of the income for the fund.
Strategic Location and Sustainability
The property's location at the Aviapolis logistics hub in Vantaa, directly at Helsinki Airport, is considered one of the most sought-after logistics locations in Finland. This positioning ensures efficient transport links, particularly due to its direct proximity to Ring Road III and connections to the supra-regional motorway network. This enables rapid distribution and connectivity, which is essential for modern logistics processes.
A key feature of the acquired property is its focus on sustainability and energy efficiency. The building has a photovoltaic system on the roof, which contributes to its self-sufficiency in electricity. In addition, a geothermal system supports temperature regulation within the building, reducing operational energy consumption. These features contribute to the property's environmental footprint and are of increasing relevance in the context of modern real estate investments.
The sustainable construction and fit-out of the property have been externally certified. The property received the British quality seal BREEAM with an "Excellent" rating, confirming its high standards in terms of environmental performance and sustainability. With this transaction, the fund management of Deka-ImmobilienEuropa secures a modern core logistics property that is expected to generate long-term stable income for the fund's investors due to its prime location and forward-looking construction.
