CTP, Europe's leading listed owner and developer of logistics and industrial properties, has commenced construction work for CTPark Dresden Nord in Ottendorf-Okrilla. This development follows the receipt of planning permission and marks the beginning of the realisation of an approximately 78,000 square metre site on Egger Strasse. The plans envision a modern business park with a usable area of around 31,000 square metres.
Four buildings will be erected on the plot north of Dresden, comprising a total of 16 flexibly divisible units. These units will have clear internal heights ranging from 8.50 to 10.50 metres under the crane runway (UKB). The design of the spaces is primarily aimed at companies in the light industrial sector, technology-oriented manufacturing, pre-assembly and final assembly, as well as production-related services. Individual adaptation to specific usage requirements is envisaged.
Mario Göldenitz, Senior Developer at CTP Germany, explained that the start of construction work signals the visible implementation of CTPark Dresden Nord. He emphasised that the location combines flexible, modern commercial spaces with advantageous connectivity and proximity to the dynamically growing Dresden technology and semiconductor cluster. This creates attractive conditions for manufacturing companies and suppliers to establish themselves in the region long-term.
CTPark Dresden Nord is located in the commercial area of Ottendorf-Okrilla, directly north of the Saxon state capital. Transport accessibility is ensured by two nearby junctions of the A4 motorway. Additionally, there is a connection to public transport via bus routes. The geographical proximity to Dresden offers significant potential for suppliers and partner companies of the expanding semiconductor industry in the region.
CTP places particular emphasis on sustainable design in the park's development. This includes equipping the roofs with photovoltaic systems for fossil-free energy generation. Furthermore, so-called wellbeing areas for employees and generous green spaces are planned, which are intended to contribute to the quality of stay. CTP is aiming for DGNB Gold certification for the new buildings. Upon completion, at least 164 parking spaces will be available.
With the commencement of construction work, the development of CTPark Dresden Nord enters a decisive phase. The completion of the first units and their readiness for occupation are expected in 2027.
