Cureus GmbH, a company specialising in the construction and management of inpatient care properties, expanded its activities in the care and assisted living sector more significantly in the second quarter of 2026 than in the comparative quarter of the previous year. During this period, 104 new care units were completed. In addition, the company commenced new construction at three sites, which will comprise 382 care and assisted living units in the future.

For the realisation and operation of these new facilities, Cureus collaborates with various operator partners. The company navigates a regulatory environment that CEO Christian Möhrke describes as challenging. He refers to the ongoing discussions and reviews of relevant legislation in the construction and care financing sectors, the reform processes of which he believes are delayed. He stresses that reliable long-term framework conditions are essential to attract private investors to meet the growing demand for care capacities.

Operational Development and Strategic Acquisitions

Despite current market conditions, Cureus states that it is able to continue developing new care locations through an integrated systemic approach and a team of approximately 135 employees. Currently, around 1,250 units for care and assisted living are under construction at nine sites. The project pipeline additionally includes approximately 2,910 planned care places and assisted living apartments. The company also continues to pursue a strategy of selective divestment of existing properties to free up liquidity for financing new projects.

The sale of senior living apartments to private investors remains a part of the business activity. In the second quarter of 2026, three new development sites were acquired in North Rhine-Westphalia. The company focuses particularly on this federal state for land acquisition, but also considers Hesse, Lower Saxony, Schleswig-Holstein, and Berlin as attractive markets. The primary focus is on centrally located plots in residential or mixed-use areas of 3,000 square metres or more with good infrastructure connections.

Portfolio and Current Projects

As of the end of the second quarter of 2026, Cureus's real estate portfolio comprised 78 leased sites with a total of 7,667 care places, 790 assisted living units, and 238 other units. Currently, 1,090 care places and 155 assisted living units are under construction at nine sites. A further 2,110 care places, 800 assisted living units, and five other units at 18 sites are in planning and already notarially secured.

In the course of the second quarter of 2026, various projects were started and completed, underscoring Cureus's strategic direction:

  • In Korbach (Hesse), construction began on the residential complex, which will include 119 single rooms for inpatient and short-term care, as well as 31 assisted apartments. Completion is planned for the end of 2027 and will meet the KfW55-KNN energy efficiency standard for the operator compassio.
  • In Garrel (Lower Saxony), the senior residence "Mien to Huus" with 104 care places for the Alloheim Group was completed. The building, which boasts a KfW40-NH standard and aims for a DGNB Silver Certificate, created approximately 65 new full-time jobs.
  • In Hoppegarten (Brandenburg), construction commenced on a senior centre with 137 care places for the operator Vitanas, planned for completion by the end of 2027 to KfW55-KNN-WG standard.
  • In Bremen-Grohn (Free Hanseatic City of Bremen), new construction began on a compassio senior residence with 80 single rooms for inpatient care and 15 single rooms for short-term care. The project is scheduled for completion in early 2028 and is being built as a KfW55-KNN-WG efficiency house with the state's Sustainable Building Quality Seal (QNG).

Additionally, groundbreaking ceremonies took place in the second quarter, including in Kassel (Hesse) on the Salzmann-Areal for a compassio senior residence with 163 places.
