DEMIRE Deutsche Mittelstand Real Estate AG announces the conclusion of a lease agreement for almost 10,000 square metres in its Bonn property at Reuterstraße 65. The contracting party is the Federal Agency for Real Estate Tasks (BImA). The newly acquired spaces will be used in the context of the ongoing strengthening of Bonn as an international location. Occupation of the premises is scheduled for autumn this year.
The property, which is now experiencing a new tenant structure after the partial departure of Deutsche Telekom last year as the sole occupier, has been successfully established as a multi-tenant site. This compelling lease to the United Nations confirms the attractiveness of the property and solidifies the long-term earnings base of the asset.
Strategic importance of public sector tenants
Public sector clients represent a significant proportion of DEMIRE's tenant portfolio. With approximately a quarter of the annual rental income, they make a substantial contribution to the stability and value of the portfolio. Long-term leases, typical for public institutions, increase the predictability and security of income, which is highly relevant for the strategic alignment of real estate companies. This type of tenant is often regarded as an indicator of a location's robustness and potential. The United Nations as a new tenant underscores Bonn's international appeal as a seat for UN organisations.
DEMIRE focuses on the sustainable development of its real estate holdings. The successful acquisition of public-sector tenants, such as the United Nations in Bonn, confirms this strategy. These tenants are characterised by their reliability and creditworthiness, which positively affects the financial performance and risk profile of the existing properties. The Bonn location further benefits from this development in terms of international importance. Reuterstraße 65 will gain further vitality through the new users and consolidate its role as an established office location. DEMIRE thus underlines its commitment to creating and maintaining valuable real estate portfolios that generate both economic and social added value.
