Deutsche Rentenversicherung Braunschweig-Hannover (DRV) is planning the conversion and modernisation of the therapy centre within the Bad Eilsen Rehabilitation Centre. This construction project includes the further development of the property's overall energy concept. The objective is to create the foundations for long-term sustainable operation through a holistic consideration of energy efficiency, resource conservation, and comfort. Sweco GmbH has been commissioned to coordinate and document the project according to the Sustainable Building Assessment System (BNB). Completion of the measures is scheduled for the end of 2028.

The rehabilitation centre is located in the listed spa park of Bad Eilsen. The existing clinic structure comprises 365 patient rooms, therapy and administration areas, a hydrotherapy pool, as well as economic and kitchen areas with a dining hall. Rehabilitations and follow-up treatments for musculoskeletal disorders are offered there. A further focus is on inpatient and outpatient prevention services, known as RVFit programmes, which serve to maintain earning capacity.

BNB Coordination and Sustainability Approach

As part of the conversion and modernisation, Sweco is responsible for the BNB coordination. This ensures that the targeted BNB certification is achieved in accordance with the specified objectives. The BNB system enables a systematic consideration and evaluation of ecological, economic, socio-cultural, and technical qualities, supplemented by process and location qualities. The tasks of BNB coordination include communication with all involved specialist planners, conducting workshops, reviewing and documenting relevant evidence for BNB certification, and coordinating with the conformity assessment body. In addition, the creation and ongoing updating of a sustainability specification document is part of the service.

Additional focal points of the BNB coordination include a life cycle analysis (LCA), life cycle cost calculations (LCC), variant comparisons, and material tests. Sonja Führing, a certified BNB coordinator at Sweco, stated that building regulations, the protection of the spa park, the specific requirements of rehabilitation operations, and the requirements of BNB certification must be reconciled. The task is to consolidate these aspects and to manage the BNB certification in a structured manner across all project phases.

Project Structure and Collaborative Working Method

The project is conceived as an alliance project, representing a particular project structure. The planning of the conversion will take place concurrently with construction, and the essential execution trades will be integrated into the planning process at an early stage. A joint planning and construction office on-site is intended to enable collaborative cooperation among all participants within a transparent and appreciative project culture.
