FIM Unternehmensgruppe, which specialises in retail real estate, is further expanding its portfolio in North Rhine-Westphalia. In a recent transaction, the company secured a portfolio of three commercial properties in the Ruhr area. Together, the properties comprise a lettable area of around 9,000 square metres and are distinguished by established locations along heavily frequented main transport arteries. On the sell side, broker JLL advised on the transaction.
Property profiles in Bochum, Dortmund and Herne
The largest share of the acquired portfolio by area is a commercial property in Bochum. Situated on a plot of around 7,000 square metres, the lettable space here amounts to roughly 5,950 square metres. The occupier profile features a mixed-use concept that includes a petrol station, automotive businesses and a fast-food restaurant.
The other two properties are located in Dortmund and Herne. The Dortmund complex offers around 1,600 square metres of lettable space on a site measuring approximately 7,000 square metres and is used by a car repair workshop. In Herne, a plot of around 4,700 square metres provides approximately 1,450 square metres of lettable space, which is likewise let to an automotive repair business.
Focus on sustainability and rental potential
Built between 2009 and 2011, the existing buildings are to be upgraded systematically as part of ongoing asset management. To meet corporate ESG targets and reduce carbon emissions, the installation of rooftop photovoltaic systems is planned. In parallel, FIM Unternehmensgruppe is examining the installation of EV charging infrastructure across all three sites. Furthermore, an existing vacant unit offers additional potential to increase rental income through targeted re-letting.
The portfolio purchase follows an earlier acquisition by the investor in North Rhine-Westphalia. At the beginning of the month, FIM Unternehmensgruppe acquired a food retail property with around 1,300 square metres of lettable space in the Lintorf district of Ratingen. Operated by EDEKA Kels, this supermarket benefits from a broad product range and high footfall at the established location.
