Goldbeck Technical Solutions expands into energy-efficient refurbishment of residential portfolios

Goldbeck Technical Solutions, part of the European construction and services company Goldbeck, is expanding its business division for the energy-efficient refurbishment of residential buildings. This is evidenced by the acquisition of several projects in Hamburg, Böblingen, and Detmold, which reflect the increased demand for sustainable solutions in the residential property segment.

Goldbeck's experts are currently refurbishing a total of 22 residential units, 24 commercial units, and approximately 370 residential units across a total area of about 35,700 square metres. A key focus of the current engagements is Hamburg, where Goldbeck Technical Solutions is carrying out extensive energy-efficient refurbishments of residential and mixed-use properties. This includes measures ranging from roof, balcony, and facade work to cellar insulation and the modernisation of building services, as well as the implementation of energy-efficient heat pump systems. Additionally, asbestos remediation, the installation of new heating systems, and further structural and technical optimisations are being undertaken. The refurbishment of an underground car park is also part of the scope of services. For parts of the portfolio concerned, an energy efficiency standard equivalent to that of an Efficiency House 70 is being targeted.

In Böblingen, the Bielefeld-based company is working for the DeWAG Group, implementing the energy-efficient refurbishment of two residential high-rises with a total of 175 residential units. In addition to insulation and facade renewal, this project includes a comprehensive aesthetic and functional upgrade of balconies, entrance areas, and stairwells. It also involves the complete dismantling of the previously contaminated facade. Through these measures, the energy efficiency of the buildings will be improved from class D to class B.

A recently completed project in Detmold for a private owner demonstrates the technical diversity of the services offered. Here, in addition to facade refurbishment, including the external thermal insulation composite system, asbestos-containing components were professionally dismantled. Furthermore, balconies, window connections, drainage systems, and the entrance area were modernised. For all mentioned projects, all revitalisation measures are carried out while the buildings remain occupied.

For these projects, Goldbeck not only handles planning and construction execution but also structured tenant and construction schedule coordination. This includes communication with tenants and the integration of funding and efficiency topics, always in consultation with specialist experts. The aim is efficient management of construction processes and minimisation of disruption for residents during the refurbishment phase.

Patrick Möller, Managing Director of Goldbeck Technical Solutions GmbH, explained that the energy transformation of the housing stock represents one of the central challenges for the real estate industry. He emphasised that institutional investors, in particular, are consistently driving their 'manage-to-green' strategies, and Goldbeck supports them in implementing these strategies efficiently and economically.
