Graff Immobiliengruppe, a family-run company based in Lüneburg, recently acquired three residential property portfolios. This acquisition comprises approximately 430 residential units with a total living area of around 27,000 m². The properties are located in Lüneburg, Bremen, Timmendorfer Strand, Nauen and Gelsenkirchen. Confidentiality was agreed upon regarding the specific purchase price and the contracting parties involved. This transaction marks a further step within the group's long-term portfolio strategy, which aims for a comprehensive revitalisation and sustainable further development of the acquired properties. Upon completion of the planned measures, all properties are intended to remain within the group's proprietary holdings.
With this acquisition, Graff Immobiliengruppe consistently continues its course in the residential segment. The company primarily focuses on residential properties with value appreciation potential, pursuing a long-term buy-and-hold approach. Traditionally, the regional focus of investment activities was on Northern Germany. However, the acquisition of the Gelsenkirchen location is strategically significant as it expands the group's presence in North Rhine-Westphalia (NRW). This step follows its market entry into NRW in 2021, when Graff Immobiliengruppe already acquired a residential portfolio in Bielefeld. The current transaction serves to further diversify the existing portfolio regionally.
Graff Immobiliengruppe's investment focus is on residential properties in the value-add segment. This implies a concentration on assets that can experience significant value appreciation through targeted investments and development measures. The company possesses extensive experience, particularly in transactions resulting from special situations. These include, among others, insolvency proceedings, portfolio restructurings, and complex sales processes that require a high degree of specialised expertise. This expertise enables the group to operate in markets that may involve higher risks for other investors.
Graff Immobiliengruppe's stated goal is to enhance properties with identifiable development potential through specific and sustainable investments. These enhanced properties are then held long-term within its own portfolio. This approach underscores the commitment to a stable portfolio structure and sustainable value creation. The recent acquisitions in various cities contribute to strengthening this portfolio and highlight the company's ability to successfully operate in different regional markets and create long-term value.
