The “GUTE UTA” project in eastern Munich is transforming a former commercial area into an integrated urban quarter. This undertaking envisages the creation of approximately 2,700 residential units, supplemented by spaces for commercial uses and social infrastructure. The development is designed to create a vibrant and sustainable living environment, which reorganises, rehabilitates, and ecologically upgrades the existing, largely sealed area. Instead of gravel and asphalt, publicly accessible green spaces and parks will be established in the future.
The development of the GUTE UTA Quarter is an example of creating urgently needed housing without encroaching on valuable open spaces on the city outskirts. The majority of the planned areas are designated for residential purposes, complemented by various commercial and mixed uses. Space for artisanal businesses and small enterprises is specifically allocated to contribute to the vitality and networking within the quarter. The reorganisation of the area also includes sustainable de-sealing and ecological enhancement of the soil.
Conversion as an Urban Development Strategy
The GUTE UTA project embraces the city's objective to activate existing, primarily commercially used areas for the creation of new housing. This strategy was already emphasised by Mayor Dominik Krause during his election campaign and is currently being pursued by the municipal urban redevelopment agency, among others. The conversion and reorganisation of existing areas represent one of the central challenges for growing metropolises, especially in strained housing markets. The aim here is to exhaust existing potential rather than to claim additional open spaces.
The owners of the GUTE UTA Quarter will present this transformation project at EXPO REAL, which takes place from 5 to 7 October in Munich. They expressed their conviction that the GUTE UTA Quarter can serve as an exemplary model for the success of such a transformation process. The development integrates the creation of housing, appealing architecture, high-quality designed open spaces, sustainable mobility, and ecological upgrading, thereby transforming a previously less accessible commercial area into a vibrant new urban district.
Responsible Stakeholders
Behind the project is a collaboration of seven owners who are aware of their social responsibility. This includes the state capital Munich and six private owners. The private owners have formed the R6 Cooperation Community. This community consists of the joint venture between ALP.X Group and Gingko, KM Wohnbau GmbH, the Oswald Family, Wertcontor GmbH, ZAR Real Estate GmbH, and Periskop Development GmbH. The Büschl Unternehmensgruppe Projektentwicklung GmbH represents the R6 Cooperation Community, represented by Caroline Scharifzadeh, who also acts as a spokeswoman at EXPO REAL.
