The historic Gütermann site in Breisgau has a new owner. The property encompasses an area of around 8.6 hectares across the municipal territories of Gutach im Breisgau and Waldkirch. The purchaser of the heritage-rich commercial complex is G1867 GmbH & Co. KG, a consortium comprising Heidehof Stiftung and B&W Investment GmbH.

The transaction was advised by brokerage firm Hecker Real Estate Investment. Based in Freiburg im Breisgau, the company acted in an advisory and intermediary capacity for both the vendor and the purchaser throughout the sale. All parties involved agreed to maintain confidentiality regarding the financial terms of the transaction as well as further contractual agreements.

Historic building stock and urban transformation

The location had served sewing thread manufacturer Gütermann as an uninterrupted production facility since 1867. Significant sections of the industrial building stock are listed and continue to characterise the region's industrial heritage to this day. The new owners intend to transform the site gradually over the coming years while preserving the historic fabric in accordance with conservation requirements.

The plan is to redevelop the area into a mixed-use quarter. The future concept provides for a multifaceted structuring of space designed to accommodate the specific requirements of the location:

  • —Accommodation of traditional commercial businesses and regional craft enterprises
  • —Space for social welfare providers, social enterprises and cultural uses
  • —Creation of employee housing and communal forms of living

Long-term perspective for two municipalities

David Hecker, owner of Hecker Real Estate Investment, described the brokerage as a demanding process. An industrial site of this magnitude and historical significance was by no means an everyday transaction. Due to its location straddling two municipal boundaries, extensive preservation orders and the sensitive setting, a purchaser with a long-term investment horizon and strong regional roots was required, qualities fulfilled by the G1867 GmbH & Co. KG consortium.

Freiburg brokerage Hecker Real Estate Investment focuses primarily on commercial properties as well as residential and commercial buildings in South Baden and throughout the federal state of Baden-Württemberg.
