Frankfurt-based Habona Invest Group has expanded its portfolio of food-anchored retail properties. The company acquired a planned Edeka supermarket development in Bad Berneck, Upper Franconia, for its closed-end public fund Habona Deutsche Nahversorgungsimmobilien Fonds 09. The vendor of the property is ADMIRA Handelsimmobilien GmbH & Co. KG. The parties involved agreed not to disclose the financial terms of the transaction.
Space layout and energy concept on Bahnhofstraße
The new-build project is being developed at Bahnhofstraße 95 on a plot of around 8,000 square metres. At this established retail location, the existing building stock is making way for a contemporary new construction offering a total lettable area of approximately 3,300 square metres. Completion and handover to the tenants is scheduled for December 2026.
The anchor tenant is the regional cooperative Edeka Nordbayern-Sachsen-Thüringen, which will occupy roughly 3,100 square metres of lettable space on a fixed 15-year lease. The remaining 175 square metres are allocated to an integrated pharmacy. The roof areas of both building sections will be fitted with photovoltaic systems, while around 100 parking spaces will be created outdoors for customer traffic.
Regional significance and advisory firms involved
The property is situated in Bad Berneck on the edge of the Fichtelgebirge mountains, conveniently located close to Bayreuth. With around 4,400 inhabitants, the town plays an important role in regional primary supply and benefits from steady additional footfall generated by local hiking and health tourism.
The transaction was brokered by Kleinschmidt Immobilien GmbH & Co. KG. On the legal side, McDermott Will & Schulte Rechtsanwälte Steuerberater LLP advised the purchaser, while alea real GmbH conducted the technical due diligence. The acquisition aligns with the fund strategy of securing long-term leased assets backed by high-covenant operators in proven local supply locations.
