The hotel and tourism consultancy Michaeler & Partner led the process for the reappointment of the hotel operator at the Mövenpick Hotel Münster. This mandate involved comprehensive support services that extended beyond traditional operator searches. Following a selection process lasting more than six months, which began in February 2026, the pan-European Odyssey Hotel Group took over the operational management of the 224-room property. The hotel will continue to operate under the established Mövenpick brand.
Michaeler & Partner was responsible for the entire selection process, the evaluation of potential operators, and the support of contract negotiations with the new partner. Legal assistance was provided by the law firm HEUKING. An additional complexity of the project was Michaeler & Partner's involvement in negotiating an agreement with the insolvent previous tenant. Roman Kopacek, Managing Director of Michaeler & Partner, emphasised that in such situations, consolidating the interests of the owner, the existing operation, and the future operator is crucial for generating a long-term viable solution. He highlighted that in Münster, the operator change was achieved without interrupting hotel operations, while simultaneously creating a foundation for the further development of the property.
Concurrent Refurbishment and Modernisation
The operator change coincides with a significant development phase for the hotel property. Since June 2026, the Mövenpick Hotel Münster has been undergoing comprehensive refurbishment and modernisation. These works are taking place while the hotel remains operational and are scheduled to be completed by April 2028. LVM Versicherung acts as the lessor of the property. General Manager Patricia Nilsson continues to lead the hotel, ensuring coherent continuity during the transition. The operator solution and the long-term perspective of the location had to be strategically linked from the outset.
The Odyssey Hotel Group, now responsible for operations, is a pan-European hotel group managing over 5,600 rooms across six countries and specialising in international hotel brands. This expertise was crucial for the selection of the partner, particularly against the backdrop of ongoing refurbishment measures and the necessity of a long-term perspective for the location. Kopacek noted that operator processes today go beyond merely choosing a brand or contract form. Owners require partners who fully understand a property's business model and can handle complex initial situations, especially when an operator change coincides with a refurbishment and an insolvency-driven reorganisation.
