NAS Invest Group has recorded a significant letting success at Stadtparkturm on Otto-Wels-Strasse 49 in Hamburg. A service company from the healthcare sector has extended its existing lease by ten years and simultaneously doubled its rental space to 3,500 square metres, including a roof terrace. The company has been using office space in the prominent building since 2020 and becomes the property's largest tenant with this new agreement.
Stadtparkturm was built in 2001 and comprises a total lettable area of around 8,700 square metres across twelve storeys. The individual standard floors each offer sizes of approximately 750 square metres. In addition to the generous floor layouts, the property is distinguished by its location directly adjacent to the Hamburg Stadtpark.
Further development and realignment of space
Since 2024, the owner NAS has been actively developing the building through dedicated asset management. Part of this direction includes certification under the BREEAM DE In-Use sustainability standard, which links modern workplace standards with environmental requirements for building operations.
Sabrina Vicari, Asset Manager at NAS Invest Group, sees the signing of the agreement as clear confirmation of the chosen path. The existing tenant's decision to double its capacity and commit to the location for another decade demonstrates the viability of the property's strategic further development.
Complementary space offering for smaller units
Parallel to the large-scale commitment from the anchor tenant, management is adapting the building's layout to changing demand patterns. To also offer smaller companies access to office space in the building, the first floor is currently undergoing structural and conceptual preparation for subdivided letting.
