The changing climatic conditions in Germany, characterised by higher summer temperatures, are imposing new requirements on the construction and outfitting of properties. Loft apartments and buildings with large glass surfaces, in particular, heat up quickly, which can significantly impair living comfort. The necessity for climate-resilient construction is increasingly recognised, with experts pointing to targeted measures to reduce heat build-up, even without the use of air conditioning.
Beata von Poll, a member of the management board at VON POLL IMMOBILIEN, highlights that beyond classic factors such as location, fittings, condition and energy efficiency, a building's ability to ensure a pleasant indoor climate even in hot weather is becoming crucial. She explains that investments in measures against summer overheating go beyond mere comfort and make a significant contribution to the long-term quality assurance of a property. Such measures not only reduce the energy demand for cooling but also adapt the property to changed conditions, thereby supporting its value retention.
Effective heat protection begins even before the window. External shading systems such as roller shutters, external blinds or awnings prevent sun rays from hitting window panes and heating up rooms. These systems are superior to internal variants as they block a large portion of solar radiation before it reaches the glazing. Façades on the south and west sides, which are exposed to intensive solar radiation, benefit particularly from this. Consistent closing during the day helps to lower room temperatures and protects furniture and floor coverings from fading.
Strategies for temperature regulation and value enhancement
In addition to sun protection, correct ventilation behaviour plays a crucial role. Intensive cross-ventilation is recommended in the early morning and late evening hours, when outdoor temperatures are lower than inside the building. As soon as outdoor temperatures rise, windows should remain closed. Tilted windows during the hottest part of the day are counterproductive and promote room heating. Additionally, greening measures such as trees, climbing plants, and façade and roof greening offer sustainable heat protection by providing shade, protecting building components from direct solar radiation, and improving the microclimate. This enhances the quality of stay and promotes air quality, particularly in urban agglomerations.
Energy-efficient renovations, especially for older existing buildings, offer double benefits. Modern insulation of the roof and façade not only prevents excessive heating in summer but also ensures a more pleasant indoor climate in winter. These measures not only increase living comfort but also improve marketing opportunities and the long-term value of the property, as climate resilience is becoming an important quality criterion for prospective buyers. Smart home solutions that automatically control roller shutters or awnings using sensors also contribute to preventive heat protection and underscore a modern standard of equipment.
The assessment of residential properties by prospective buyers has changed. Although summer heat protection is rarely explicitly mentioned as a search criterion, the question of how well a property is habitable on hot days and how it has been prepared for longer heat periods plays an increasingly important role during viewings. The early adaptation of a property to these developments not only improves the quality of living but also creates good conditions for long-term value stability in the market.
