Hemsö, an investor specialising in social infrastructure properties, has announced the acquisition of an educational property in Aachen. The asset is classified as a university building of the Building and Real Estate Management of the State of North Rhine-Westphalia. The seller of the property is HLG Real Estate GmbH & Co. KG from Münster. The transaction was brokered by Brockhoff GmbH from Essen.

The acquired building comprises a lettable area of approximately 8,540 square metres. Of this, the State of North Rhine-Westphalia has leased around 79 per cent for the university operations of RWTH Aachen, making it the largest tenant in the complex. The building is yet to be completed; handover to the tenants is scheduled for September 2026.

The new university building is located in the immediate city centre of Aachen, directly adjacent to the main railway station. It is part of a broader project development, which also includes the realisation of a student hall of residence with 300 apartments and a Holiday Inn – The Niu branded hotel with 160 rooms. A fitness centre, operated by World of Fitness Aachen, complements the offerings of the area. The building complex also includes an underground car park, which will be managed by Aachener Parkraum Gesellschaft, a company of the City of Aachen, upon completion.

Hemsö justifies the choice of location in Aachen by the city's attractiveness as a university hub. Jens Nagel, Managing Director of Hemsö GmbH, explained that Aachen is one of Germany's relevant student cities and home to RWTH Aachen, one of the leading universities of excellence. The newly acquired expansion site complements existing university properties and strengthens Hemsö's presence in an innovative region. The combination of the State of North Rhine-Westphalia as the main tenant and the municipally operated underground car park represents an attractive addition to the German portfolio.
