A shell construction event recently took place in the Weinbergblick Quarter in Kirchheim am Neckar. This event allowed numerous interested parties to learn about the construction progress directly on site and to gain insights into the townhouses being built. The majority of the shell construction work has been completed, making the floor plans and room layouts of the three different house types physically experienceable. Participants used the opportunity to exchange ideas with the Strenger-Gruppe team and gained initial impressions of the development of the quarter in Wilhelmstraße.
Dr. Lis Hannemann-Strenger, Managing Director of the Strenger-Gruppe, expressed her delight at the positive response to the event. She emphasised that the shell construction conveyed an authentic sense of space and that the visitors' extended stay, beyond the planned duration, was a positive sign.
The Weinbergblick Quarter comprises a total of 29 design townhouses. These are being built in three house types, Hip-Hop, Jazz and Swing, offering five to six rooms and living areas of approximately 100 to 147 square metres. Completion of the units is projected for the end of 2026 or early 2027. More than half of the townhouses have already been sold, which underscores the acceptance of the concept in Kirchheim am Neckar.
Dr. Thomas Koch, Regional Manager at Strenger, highlighted that demand for this combination of modern, high-quality living space with a sustainable energy concept, coupled with good connections to the Heilbronn region, is being confirmed. The location of Kirchheim am Neckar is characterised by a quiet residential area and short distances. Kirchheim am Neckar railway station is within walking distance; Heilbronn and Ludwigsburg are approximately 20 minutes away, Stuttgart about 35 minutes. The infrastructure includes shopping facilities, medical care, day care centres and schools in the vicinity. Natural amenities such as the River Neckar and the vineyards complement the range of leisure activities.
The townhouses are being constructed according to the KfW 40 NH standard. The energy concept integrates photovoltaic systems and provisions for e-mobility. Healthy living construction in line with the requirements of the QNG seal is being implemented. Features include underfloor heating, electric roller shutters and a fully equipped designer bathroom.
For capital investors, the quarter offers interesting prospects due to its location in the economically strong Heilbronn region. Opportunities exist to utilise subsidies and tax depreciation, depending on individual circumstances.
