Visitt, an artificial intelligence-based property operations platform, and VendorPM, a leading vendor lifecycle management company, announced a partnership on Tuesday. The goal is to create a unified approach to managing buildings and their service providers. By combining VendorPM's lifecycle management capabilities with Visitt's daily operational workflows, property teams are intended to gain a streamlined method for controlling building operations. At the same time, it ensures that service providers meet organisation and building-specific compliance requirements.

Jonathan Kroll, co-founder and Chief Product Officer at Manhattan-based Visitt, explained the unique aspect of the collaboration: "What's special about this is that for over two decades, the service providers who interact with properties daily have essentially been disconnected from daily operations." He further elaborated that most of the vendor work was managed outside the system, leading to transparency and compliance gaps, even though these service providers had to meet the property's requirements. "Because everything was managed externally, and sometimes even via email, the service providers' work was not tracked at all. Essentially, with this partnership, we are integrating the innovation that VendorPM has brought to the vendor space into daily operational workflows."

Technological Consolidation and Efficiency Gains

Consolidation in commercial real estate means that companies increasingly want to integrate technologies into a single platform, Kroll explained. Property management companies are increasingly reliant on external service providers, while owners and operators strive to reduce costs by no longer handling everything in-house. This results in greater dependence on service providers, which Visitt and VendorPM view as increasing the value of their partnership and long-term growth potential.

Global Presence and Growth

Founded in 2017, Visitt operates globally in over 310 cities and 10,000 properties. In June this year, the company announced an expansion into Canada through a partnership with BGO Properties, the Canadian property management division of real estate investment firm BGO. In January, the Proptech company announced it had received USD 22 million in a Series B funding round from Susquehanna Growth Equity to develop a unified AI interface for commercial property operations.

Toronto-based VendorPM collaborates with leading real estate organisations in North America to help teams reduce administrative burden, mitigate risks, improve operational efficiency, and accelerate purchasing decisions. Emiel Bril, CEO of VendorPM, summarised in a statement: "Our goal is to simplify the operational challenges that property teams face daily.
