Inno Estate, a Munich-based asset manager and investor in residential properties, has acquired a substantial residential portfolio in recent months. The transaction comprises nearly 200 residential units located in Volkach, Kitzingen and Siegen. This portfolio boasts a total living area of over 13,000 square metres.
A large portion of the acquired properties is located in Bavaria, which underscores the company's strategic focus on this region. The seller of the portfolio is an institutional investor. By definition, individual residential complexes within the existing portfolio require refurbishment.
Strategic Enhancement and Value Creation
Inno Estate intends to carry out comprehensive refurbishment measures over the coming years to address the need for renovation. In addition, energy efficiency upgrades are planned for the buildings to improve their quality and energy performance. The company sees clear potential in these modernisations for unlocking long-term value appreciation.

He highlighted that the focus on Bavaria aligns perfectly with the company's strategy to further expand its residential property holdings in this region. The planned modernisations are intended to significantly improve the quality and energy efficiency of the properties, whilst simultaneously unlocking sustainable potential for value appreciation.
Potential for Capital Investors
Beyond immediate enhancement, Inno Estate also identifies prospective sale potential for the acquired flats to capital investors. This strategic option complements the long-term holding period and portfolio development. The transaction reflects Inno Estate's continuous activity in the German residential property market, particularly in established regional centres.
