Lorient, an investment firm focused on healthcare, has signed a lease for 5,556 square feet (approx. 516 square metres) at The Durst Organization's 825 Third Avenue in Midtown East. This marks the opening of the first New York office for the Miami-based company. The term of the lease was not disclosed. The stated rent was USD 100 per square foot.
According to Colliers, the average rent for Class A office space in Midtown in Q3 2026 was USD 85.08 per square foot. Lorient has leased a “DurstReady Suite” – a pre-built, fully furnished space ready for immediate occupancy.

Jody Durst, President of The Durst Organization, expressed gratitude for Lorient's decision to choose 825 Third Avenue for their expansion into New York City. He stated that this is a testament to the significant investments Durst has made in the building to provide first-class amenities, modern workspaces, and an ideal Midtown location.
David Berman, Managing Partner and Co-founder of Lorient, emphasised that the opening of their first New York office represents an important next step in Lorient's continued growth. A permanent presence in New York enables them to further expand their platform while maintaining the hands-on, operationally intensive model that has distinguished Lorient from the outset.
Built in 1969, the 825 Third Avenue building recently underwent an extensive USD 150 million renovation. This modernisation included, among other things, a 6,000 square foot wraparound terrace, a cafe and wine bar, a lounge, and conference rooms. The Durst Organization was represented internally by Tom Bow, Ashlea Aaron, Sayo Kamara, and Bailey Caliban. Lorient was represented by Dennis Someck and Justin Myers of Lee & Associates.
