A fund managed by J.P. Morgan Asset Management has acquired a stake in the Fressnapf logistics centre in Nörvenich, Düren district. This transaction marks the fund's entry into a joint venture partnership with project developer COMPLEMUS Real Estate and the Indigo Invest Group. The European market leader for pet supplies, the Fressnapf Group, has signed a long-term lease agreement at this location in the Rhenish mining area. Details of the Project Development and Sustainability Aspects

COMPLEMUS Real Estate was responsible for the development of the 72,000 square metre logistics centre, which includes a separate office building for the Fressnapf Group. A central component of the project development was the extensive sustainability concept of the new logistics building. This includes a photovoltaic rooftop system, which achieves a peak output of six megawatts and is thus one of the largest systems in North Rhine-Westphalia. The solar power generated supplies the heat pumps installed in the buildings and contributes significantly to the energy-efficient provision of heating.

Further ecological components of the project include a green roof and a rainwater infiltration system. The property was awarded the DGNB Platinum certificate for its sustainability performance, confirming adherence to high standards in terms of environmental friendliness and resource efficiency. Advisory services during the transaction were provided by various specialised law firms and companies. BNP Paribas Real Estate acted as the intermediary consultant. The J.P. Morgan Asset Management fund was advised by Hengeler Mueller and EY.

The sellers received legal and tax advice from JP Rechtsanwälte, PwC, CBH, and Mohr Bauer & Partner, which underlines the complexity and scope of the transaction. The bundling of various expertises was crucial for the successful completion of this significant partnership in the logistics sector.
