Wien 3420 aspern Development AG is commencing the next phase of development for the northern stage in Vienna's Seestadt. For this purpose, the company is tendering four building plots in the unsubsidised housing sector. These areas cumulatively span more than 16,000 square metres. Approximately 400 new flats are planned for construction on these sites. The tender is aimed at developers and development companies whose projects address future-relevant themes of modern living.

A specific thematic focus has been defined for each of the four advertised building plots. These specifications are intended to promote innovative solutions and ensure the urban quality of the district. Applicants have the option to apply for individual lots, several lots, or all four lots.

Focus on Sustainability and Innovative Living Concepts

The four building plots are located in the “Am Seebogen Mitte” area, situated between Sonnenallee and Ilse-Buck-Straße. They are designed to combine unsubsidised housing with a forward-looking focus, each promoting different approaches to shaping urban life of tomorrow.

  • The Circular Townhouse: Focus on resource conservation and recyclability.
  • The System Townhouse: Emphasis on prefabrication and serial construction.
  • The Multi-Generational Townhouse: Development of solutions for age-appropriate living.
  • The Themed Townhouse: Tailored to specific target groups and their needs.

Sabine Müller, Board Member of the development company Wien 3420 aspern Development AG, commented on the significance of the tendering process. She highlighted that by initiating the process, developers and development companies are invited to further develop Seestadt with innovative and high-quality residential projects. The four defined themes are intended to open up different perspectives on future living and contribute to the establishment of a vibrant district. Overall, the projects are expected to create living space for approximately 900 residents.

Procedural Details for Qualified Applicants

The tendering process is explicitly aimed at qualified developers and development companies. The selection of suitable partners will take place within the framework of a two-stage negotiation procedure. This procedure adheres to the Federal Procurement Act (Bundesvergabegesetz) and includes prior notification. Comprehensive information on the four building plots, the specific tasks, and details on participating in the tendering process are available on the website www.aspern-seestadt.at/ausschreibungen.
