Kelly Kennedy Mack, a native New Yorker and President of Corcoran Sunshine Marketing Group since 2006, had completed around 20 trips to Europe before she was ten years old. Raised in Peter Cooper Village, with a father who worked as a sales and marketing manager for Pan Am, her constant drive for movement seems to have been a natural consequence. Today, the 52-year-old lives in Midtown West with her husband Stephen Mack, co-founder and managing partner of Solon Mack Capital, and their two daughters (aged 7 and 9).
Mack describes her youth as formative for her current adaptability: "My sister and I were always adaptable as children. We were always able to forge new relationships and meet new people. We were surrounded by many adults and different cultures and ideas. We were everywhere." This wanderlust is reflected in her current daily life in New York City, where she walks five to seven miles daily to visit her various residential projects.
Leading Position in the Luxury Segment
Corcoran Sunshine Marketing Group's internal records show the company as a leader in the marketing and sales of newly built apartments in Manhattan. With sales figures of approximately 3 billion US dollars annually between 2021 and 2025 and over 65 billion US dollars throughout the company's history, the company underpins its market position. Work on Hudson Yards alone resulted in 428 sales with a total volume of over 2.5 billion US dollars. Mack estimates that the company handles 30 to 40 projects at any given time and, in 2026, represented around 40 percent of 'Sponsor Sales' in Manhattan by dollar volume ( 'Sponsor Units' refer to new apartments that have never been sold before).
Upon request, Mack named a number of current and future projects by Corcoran Sunshine, illustrating the wide range and high quality of the properties managed. Part of this list includes:
- —The Greenwich Spire by Legion Investment Group and EJS Group at 11 West 13th Street, with two- to five-bedroom apartments starting from 4.5 million US dollars.
- —The 550 West 21st Street project by Legion, designed by Thomas Juul-Hansen, with one- to four-bedroom apartments reaching over 30 million US dollars.
- —The largely sold-out 1122 Madison Avenue by Legion and Nahla Capital, which comprised 26 three- to five-bedroom apartments, of which two five-bedroom residences are still available from 38.75 million US dollars.
- —The Selene by Vanke U.S. at 100 East 53rd Street, with residences designed by Sir Norman Foster, ranging from studios to four-bedroom apartments priced from 1.6 million to 29 million US dollars.
- —The Sutton Tower by JVP Development and Gamma Real Estate at 430 East 58th Street, also designed by Juul-Hansen, with one-bedroom apartments to penthouses from 1.825 million to 65 million US dollars.
Innovations in the Flatiron Building
Additionally, there is the Flatiron Building, which has been converted into apartments for the first time in its 124-year history. The conversation with Mack took place there; she was recovering from a fractured fibula sustained in a game of padel on Long Island in July. While the elaborately furnished unit where the interview was conducted is not yet on the market, a similar unit on the same floor is currently being offered for just under 18 million US dollars.
Kelly Kennedy Mack earned her MBA from New York University's Stern School of Business after previously working in advertising sales for Cartoon Network at Turner Broadcasting. Her interest in a broader corporate strategy led her into the real estate industry, where her husband's family played a significant role. Her father-in-law, William Mack, co-founder of Apollo Real Estate Advisors, was involved in the development of the Time Warner Center (now Deutsche Bank Center) at the time, which paved her way into the world of real estate.
