The topping-out ceremony for the HEY Charlottenburg residential project in Berlin took place last Friday. Project partners HAMBURG TEAM and OTTO WULFF thus marked significant construction progress on Mierendorff Island. On a plot of approximately 7,350 square metres at Quedlinburger Straße 10 and 12, a total of 337 flats, supplemented by a kindergarten, various communal areas and two green inner courtyards, are being built by mid-2027. The event on the construction site was attended by around 200 guests, including representatives of the developers and the public administration.

Christian Gaebler, Berlin's Senator for Urban Development, Building and Housing, and Christoph Brzezinski, Deputy District Mayor and District Councillor for Urban Development in Charlottenburg-Wilmersdorf, spoke during the topping-out ceremony. Representatives of the architectural firm KSP Engel were also present. The traditional topping-out speech and the hanging of the topping-out wreath, a sign of construction progress, followed the speeches.

Urban planning significance and sustainability aspects

Senator Gaebler emphasised that the project had reached a relevant milestone and that the new flats were urgently needed to meet demand in Berlin. He highlighted that by converting sealed commercial areas into a residential zone, existing potential is being utilised in a resource-efficient manner, rather than sealing new areas. This approach serves as an example of sustainable urban development.

Klaus Heldwein, Managing Director at HAMBURG TEAM, noted that the implementation of HEY Charlottenburg is taking place in a challenging market environment. He stated that the project stands for reliable execution and that new living spaces, social infrastructure, and qualified open spaces are being realised on Mierendorff Island through partnership-based cooperation. Holger Fieseler, Managing Director of OTTO WULFF Projektentwicklung, added that the venture is creating urgently needed housing in Berlin and relieving the market. He stressed that reliable execution of such projects is crucial in difficult market conditions.

HEY Charlottenburg is designed as a closed perimeter block development and comprises twelve multi-family homes. The design comes from the Berlin architectural firm KSP Engel. An important component of the construction project is adherence to the KfW-55-NH standard, which is achieved through specific measures. Photovoltaic systems, heat pumps and green roofs are integral parts of the sustainable energy concept.

Project structure and sales launch

The overall development is divided into several construction plots. At Quedlinburger Straße 10, 129 privately financed residential units are being built. This construction plot was sold by OTTO WULFF to a German family office. On the construction plot at Quedlinburger Straße 12, in which HAMBURG TEAM and OTTO WULFF are still jointly involved, 140 privately financed flats and the kindergarten are being realised. Additionally, 68 flats, of which 66 are subsidised, are located in House 12 on an adjoining plot. Sales for the first 64 owner-occupied flats in Quedlinburger Straße 12 began in April 2024. Flat sizes vary from compact one-room apartments to spacious four- to five-room maisonettes.
