The transaction concerns the former BOGE site in Bonn-Bad Godesberg, Friesdorfer Straße 175. The seller of the property was BOGE Elastmetall GmbH. The acquirer is a locally based investor specialising in the repositioning and development of industrial and office properties. Larbig & Mortag Immobilien, a partner of NAI Partners Germany, was exclusively mandated to market the site and managed the entire sales process.
The approximately 37,400 square metre plot comprises a total of around 26,500 square metres of office, production, storage and hall space. This property is one of the significant contiguous commercial sites within the Bonn urban area. Its size and existing structure, as well as the building regulations, offer diverse development prospects for future use.
History and future realignment
The factory was opened in Bonn in 1931 by company founder Adolf Boge. After more than 90 years of operation, BOGE Elastmetall GmbH definitively left and closed the site in 2024. With the completed sale, the foundation has been laid for a future realignment of the site, which will now be developed by the new owner.
The new owner plans to reposition the site long-term and further develop it for modern commercial uses. In particular, the potential for contemporary industrial, production, service and office spaces will be examined and gradually implemented. The property is located in an established commercial area within the Bad Godesberg district, which underscores its attractiveness for future commercial settlements and provides a solid basis for the planned developments.
