Limehome is advancing its European expansion strategy, supported by an expanded network of institutional real estate partners and an optimised product offering. The first half of the current financial year was marked by the signing of a substantial lease agreement with Aroundtown, one of Europe's largest listed real estate companies, as well as the structured introduction of a revised suite design concept.

Major project in Frankfurt and new partnerships

The cooperation with Aroundtown represents a pivotal step in Limehome's European growth strategy. As part of the “HAT64 Skyline Atlas” project, a total of 86 serviced apartments are being developed in a central location in Frankfurt, Bleichstraße 64–66. Limehome has leased these units long-term and will take over operations following their completion, which is planned for 2028. Shachar Elkanati, VP Asset Management & Development at Aroundtown, emphasised the strategic importance of serviced apartments for mixed-use real estate concepts, particularly regarding maximising the potential of inner-city locations and responding to changing urban needs. This undertaking demonstrates the growing importance of technology-driven hospitality solutions for real estate owners seeking a combination of stable returns and operational efficiency.

In addition to the partnership with Aroundtown, Limehome recorded further expansions in the first half of the year. In Germany, new locations were opened in Düsseldorf, Gelsenkirchen and Leverkusen. Internationally, the growth trajectory continued with a new location in central London. The company has also contracted projects in the five largest cities in the Netherlands and is expanding its portfolio in Italy with locations in Rome, Milan, Florence, Verona and Lecce. Another cooperative project with Baltisse Real Estate in Brussels' European Quarter involves the conversion of a hotel into 114 serviced apartments. This project underscores the attractiveness of Limehome's business model for regions with high demand from business travellers. In Milan's Navigli district, Limehome was also selected as the sole tenant for 30 units in a new construction project, realised in collaboration with Colliers Global Investors Italy SGR.

New design concept and operational standardisation

Parallel to the expansion of its real estate portfolio, Limehome has rolled out a new suite design concept across Europe. The revised concept, implemented in properties in London, Valencia and most recently in the DACH flagship in Berlin Klosterstraße, is based on the previous design approach. It integrates warmer materials, optimised comfort and creates a coherent visual identity across all properties. This concept was developed with external design studios and refined through iterative testing and feedback loops. The introduction of this design not only enhances the aesthetic and tactile quality of the accommodation but also ensures a uniform product standard across different markets. This facilitates the acquisition and operation of properties in prime urban locations and underpins the long-term attractiveness of the business model for institutional partners. The new design is also designed for scalability and guarantees a consistent guest experience as well as operational efficiency.

For the coming months, Limehome sees itself positioned by three essential factors: the Europe-wide rollout of the new design concept, a project pipeline secured until 2030, and the continuous expansion of institutional partnerships. These elements generate high visibility in a market environment characterised by short-term demand fluctuations, and form a fundamental basis for the company's sustainable growth.
