Property developer Livory has laid the foundation stone for its YUNA residential project at Lückstraße 31 in the Berlin district of Lichtenberg. This ceremony marks the project's transition into the next construction phase, following the completion of preliminary construction measures. The undertaking involves the construction of four buildings, which will house a total of 124 residential units and a café. Full completion and subsequent occupancy are scheduled for the first quarter of 2028.
Europe-wide construction and services company Goldbeck has been appointed as the general contractor for the project. Goldbeck was involved in the project's planning phase from an early stage. Manuel Al Hamwi, Head of Development at Livory, commented on the foundation stone laying, emphasising that it heralds the start of a high-quality and sustainable residential project. He highlighted that YUNA will generate urgently needed housing in Berlin, combining high living quality with efficient realisation, and underscored the importance of Goldbeck as an experienced partner for reliable and punctual implementation.
Systematic and Serial Construction Method
For the construction of the four residential buildings, Goldbeck employs a systematic construction method. Key structural elements are industrially prefabricated in the company's own factories and subsequently assembled into individual buildings on site. This contributes to economic efficiency and accelerated construction progress. For the three rear buildings, the serial construction principle is also applied, where recurring planning and building components are developed in a standardised manner and used multiple times. This methodology is tailored to the rectangular plot, which is particularly suitable for the serial realisation of the rear structures. Robert Bölcskei, Branch Manager at Goldbeck, explained that this construction method creates the conditions for realising urgently needed housing faster and to a high quality. He highlighted how efficient processes, a high degree of prefabrication, and collaboration with Livory enable the rapid implementation of modern districts.
The total area of the apartments will be 4,800 m², complemented by approximately 70 m² for the planned café. A large proportion of the residential units are equipped with a private outdoor area, including balconies, terraces, or roof terraces. The outdoor facilities are also designed to offer a high quality of stay, including playground and communal areas for future residents.
Sustainable Energy Concept and Location Advantages
The project's energy and heating concept is based on the use of heat pumps. A facade with a thermal insulation composite system, the use of durable materials, and a low-maintenance construction method are planned to ensure efficient building operation and reduce running costs for residents. The apartments will be realised according to Livory's fit-out standard, which combines high-quality and durable materials with living comfort and sustainability. This includes, among other features, floor-to-ceiling windows for optimised natural light, external sun protection to support energy efficiency, underfloor heating in combination with heat pumps, and high-quality sanitary fittings.
YUNA is being built in the Rummelsburg district of Berlin, which is characterised by good public transport links. Nöldnerplatz S-Bahn station and several bus routes ensure excellent accessibility. The surrounding area also boasts a developed infrastructure with local amenities, schools, and nurseries. The Rummelsburger See, within walking distance, also offers additional leisure and recreation opportunities. Camilla Schuler (Die Linke), District Councillor for Urban Development, Building, and Facility Management, welcomed the development as a positive milestone for the district and highlighted that YUNA creates new homes, attractive open spaces, and a place where people can enjoy living and shaping their neighbourhood. She emphasised her appreciation for the project's sustainable construction methods and high quality of stay.
