The Machmeier Group has concluded the sale of its "Next Generation Portfolio". The portfolio integrates three logistics and light industrial properties at locations in Sontra, Mannheim, and Philippsburg. The total rental area of these properties amounts to approximately 60,400 square metres, spread across a plot area of over 106,000 square metres. The notarisation of the transaction was completed in September 2025, while the economic closing took place in the second quarter of 2026.
Kromeich&Partner supported this process in an advisory and brokerage capacity. A key feature of the properties is their conformity with current ESG requirements. All three locations are DGNB Gold-certified, and photovoltaic systems are planned for the roof areas. These attributes significantly contributed to the naming of the portfolio.
Location Factors and Specifics
Denise Kromeich, Managing Partner at Kromeich&Partner, commented that the name "Next Generation" carried a double meaning. On the one hand, the properties are new builds that are ESG-compliant and technically up-to-date, with no renovation backlog. On the other hand, the name referred to the individuals involved, who brought a fresh perspective to logistics properties. This approach characterised the transaction process, which was distinguished by pragmatism and efficiency, from initial contact to notarisation.
The Mannheim location comprises a total rental area of approximately 14,200 square metres; the property was handed over upon completion. Its location between Mannheim and Heidelberg, with direct access to the A6 motorway, generates high rental potential in the established Rhine-Neckar market. Philippsburg is the largest property in the portfolio, with a planned total rental area of approximately 23,900 square metres on a plot area of 40,140 square metres. It was handed over to the buyer as a development project and will be completed by them. The connection to the A5 motorway and proximity to the wider Heidelberg area underscore the quality of this location.
In Sontra, there is a completed hall with approximately 22,300 square metres of total space, which is immediately available. This features 17 HGV ramps, an FM Global-certified sprinkler system, and covered side loading gates. Its geographical position between Bad Hersfeld and Eisenach, with connections to the A4 and A44 motorways, integrates the property into the Central German logistics corridor.
Dominik Machmeier noted that the "Next Generation Portfolio" demonstrates the feasibility of high-quality logistics developments outside established urban centres, provided that the parameters of location, quality, and timing are optimally aligned.
