Monvest Immobilien GmbH has commenced sales for the new-build development VITA Aschheim. At Sternstraße 11, 57 accessible apartments are being built across four buildings. The concept is aimed at both owner-occupiers and investors, combining independent living with fixed service and support packages. Marketing is being handled commission-free through cooperation partner Immomedia Immobilien GmbH.
Care concept in cooperation with Malteser
The care structure of the scheme is being delivered in partnership with Malteser Hilfsdienst. Residents are enabled to enjoy a self-determined daily routine, complemented by reliable security whenever support is required. Contractual core services include a 24-hour emergency home-call system as well as on-site personal social support on two days per week for four hours each. Residents can book additional modular assistance services as needed.
The architecture is designed for long-term usability in older age. Of the 57 units, 50 apartments are being constructed to barrier-free DIN standards, with nine units planned to be wheelchair accessible. Every apartment features a balcony or terrace with largely threshold-free transitions. Bathrooms are equipped with walk-in showers and generous movement areas.
Communal areas and geothermal heating
- —Communal room with fitted kitchen and wraparound terrace
- —Green courtyard with integrated raised beds
- —Outdoor leisure areas with a boules pitch and chess board
Alongside private retreats, the quarter focuses on spaces for neighbouring interaction. The communal room and landscaped courtyard offer residents space for joint activities outdoors as well as within the building.
In terms of energy performance, the scheme is being built to the KfW Efficiency House 55 EE standard. Heating is supplied via the district heating network, with approximately 75 per cent of its energy sourced from geothermal power. Construction work on VITA Aschheim is already underway. Completion of the four buildings is scheduled for the second quarter of 2028.
