Alexandria Dispatches 2025 Second‑Half Real‑Estate Tax Bills

he City of Alexandria has mailed notices for the second‑half 2025 Real Estate tax, Refuse fee, and Stormwater Utility fee to all property owners and mortgage servicers. The 2025 Real Estate tax rate is $1.135 for every $100 of assessed value.

    The Refuse and Stormwater fees follow the city’s fiscal year (July 1–June 30). For the second half, the Refuse fee is $250 per can—half the $500 annual rate for FY 2025 and FY 2026. The Stormwater fee is $170.15 per Equivalent Residential Unit (ERU), half the $340.30 annual charge for FY 2026.

    All second‑half payments are due Monday, Nov. 17. Late payments incur penalties and interest. For Real Estate taxes, a 5 % penalty applies if paid by Dec. 2, 2025; a 10 % penalty (or $10, whichever is greater) applies if paid on or after Dec. 3, 2025. The Refuse fee carries a 10 % penalty. Interest starts Nov. 18, 2025: 10 % for the first year and 5 % thereafter on taxes and penalties; 10 % on unpaid Refuse fees; 6 % on unpaid Stormwater fees. No penalty applies to Stormwater fees.

    Appeals for the Stormwater fee must be filed with the Director of Transportation and Environmental Services by June 16, 2025. The Code of Virginia does not allow waivers for tax, penalty, or interest due to inability to pay or failure to receive a bill. Property owners who did not receive a Real Estate tax notice and whose mortgage servicer has not paid should contact the Treasury Division at [email protected] or call 703‑746‑4800, Option 2, before Nov. 17.

    Balances and payment histories are available 24/7 at realestate.alexandriava.gov. Owners who have moved but have not updated their address can email [email protected] to ensure future mailings reach the correct location.

    The Finance Department is open Monday–Friday, 8 a.m.–5 p.m., but taxpayers are encouraged to use 24‑hour, contact‑free payment options:

    * **Online** – Credit card (fee applies) or eCheck (no fee) at alexandriava.gov/Payments.

    * **Mail** – Checks or money orders to City of Alexandria, P.O. Box 34750, Alexandria, VA 22334‑0750.

    * **Drop Box** – Royal Street side of City Hall; must be in by midnight Nov. 17.

    * **In‑person** – Treasury Division, City Hall, Room 1510; West End Finance Office, 4850 Mark Center Drive, Suite 2011.

    Eligibility for the Real Estate Tax Relief Program for the Elderly and Disabled (65 + or permanently totally disabled) is available. Contact the Revenue Division at [email protected] or 703‑746‑4800. Applications for 2025 relief may be filed until April 15, 2026.

    Military veterans with a service‑connected, 100 % permanent and total disability certified by the VA may qualify for full Real Estate tax exemption on their primary residence. Inquiries should go to the Department of Finance, Revenue Division.
