Apple expands presence in Philadelphia's University City neighborhood

Apple expands into new space on Penn 11's 11th floor, adding 61,000 sq ft and reaching 460,000 sq ft total.

pple has expanded its presence at Vornado Realty Trust's Penn 11, signing a lease for an additional 61,000 square feet on the building's 14th floor. This brings Apple's total footprint to 460,000 square feet, making it one of the largest tenants in the Midtown South office building. The company now occupies floors four through 14 of the 26-story building.

    The lease was negotiated by David Endelman of Cushman & Wakefield for Apple and Scott Gottlieb of CBRE for Macy's, which had previously occupied the space. Vornado Realty Trust represented itself in-house. The deal extends Apple's presence at Penn 11 until 2035, matching the expiration date of Macy's lease.

    Apple initially moved into the building in 2020, subleasing 220,000 square feet from Macy's for six years. Since then, it has expanded several times, with the latest addition bringing its total space to nearly half a million square feet. The asking rent at Penn 11 is $85 per foot.

    Vornado purchased the property, formerly known as the Equitable Life Assurance Building, in 1997 along with 2 Penn Plaza for $437 million. The building has undergone significant renovations over the years and achieved LEED Gold certification.
