Ava Labs and Mogul Club Partner to Disrupt Tokenized Real Estate Market

s blockchain technology continues to transform the financial landscape, a new frontier is emerging: tokenized real estate. Mogul Club, founded by former Goldman Sachs real estate professionals, is pioneering this space with Clubs, on-chain investment groups designed to democratize access to premium properties.

    A key collaboration is the Avalanche Club, a real estate syndication initiative built for the Web3 community in partnership with Ava Labs. This allows developers and users within the Avalanche ecosystem to pool resources and invest in institutional-grade properties using stablecoins and digital assets without intermediaries.

    We spoke with Alex Blackwood, co-founder of mogul Club, to understand how the startup is turning tokenized real estate from concept to execution. The original vision behind mogul Club was to democratize premium real estate through fractional ownership, dismantling barriers such as high capital minimums and exclusive networks. With Clubs, the vision has expanded to foster community-powered investing, enabling groups like friends, families, and alumni networks to learn and earn together.

    Clubs address traditional platforms' limitations by creating a transparent, grassroots-driven approach powered by shared values and collective goals. mogul aims to lead community-led capital formation by allowing groups to form or join Clubs aligned with their specific interests. The revenue model is based on fees structured around fractional investments, including a 3% onboarding fee and a 2% setup fee.

    To ensure liquidity for investors in tokenized real estate assets, mogul plans to introduce secondary liquidity options by Q2 2026. Until then, investor liquidity primarily occurs when properties are sold, with benefits such as real-time appreciation of their investment and monthly dividends distributed directly to their account.

    Regulatory safeguards are in place, including robust Know Your Customer (KYC) processes and compliance with applicable laws and regulations related to identity verification and anti-money laundering. The platform is built on Avalanche blockchain technology using Snowtrace for transparency and Fireblocks for secure storage and transfer of digital assets. Investors' capital is placed directly into property-owning PropCo LLCs, protecting their investments even if mogul experiences operational disruptions.
