rooklyn's luxury market took a breather last week, with 19 contracts signed for properties over $2 million between Dec. 9 and Dec. 15. The median asking price was $2.9 million, with a total volume of $60.3 million. This is down from the same period last year, when there were 20 contracts signed with a median asking price of $2.6 million and a total volume of $69.5 million.
The top contract went to a gut-renovated Fort Greene townhouse at 133 Fort Green Place, asking $5.7 million. The 21-foot-wide home has six bedrooms, five bathrooms, and 4,400 square feet of living space across two floors. It features high ceilings, a gas fireplace, and Miele appliances in the kitchen.
The second-highest contract was for a condo at Olympia Dumbo, asking $5.5 million. Unit 18F spans 2,300 square feet with three bedrooms and two bathrooms. The building offers luxury amenities, including a 24-hour doorman, concierge, tennis court, pools, and a fitness center.
Sales have been slow at Olympia Dumbo, with just over half of the 76 units sold since sales launched in 2021. Several teams have worked on selling the condos, including Sotheby's International Realty's Karen and Casey Heyman, who partnered with Douglas Elliman counterparts. One of the building's penthouses went into contract for $17.5 million last year, while Brooklyn Nets player Ben Simmons signed a contract to purchase two condos in 2022 for $13 million.
