rooks Brothers is returning to its roots with the signing of a 10,000-square-foot lease at 195 Broadway in Lower Manhattan's Financial District. The flagship store will occupy part of the ground floor and cellar, marking the company's revival on the site where it first began operations in 1818.
The 10-year lease was secured through negotiations between Cushman & Wakefield's Alan Schmerzler for L&L Holding Company and CBRE's Eric Gelber and Jordan Kapler for Brooks Brothers. The store is expected to open in the spring, although the asking rent remains undisclosed.
Located at the intersection of Catherine and Cherry streets, the site was once home to a small business that would eventually grow into one of America's most iconic clothing retailers. Today, it joins other notable tenants like Anthropologie and Nobu Downtown within the 29-story office property.
The Manhattan retail market is experiencing a significant shortage, with only 14.7% of prime space available in the third quarter, according to JLL. This represents a record low for the borough, with just 202 retail spaces available from July to September.
