Calare Properties Enters North Carolina's Research Triangle with High-Tech Manufacturing Facility Acquisition

alare Properties has made a significant entry into North Carolina's Research Triangle region with the acquisition of a high-tech manufacturing facility at 3028 E Cornwallis Road in Durham. The 183,700 sq. ft. property is fully leased to MACOM Technology Solutions Holdings, Inc., a global leader in semiconductor technologies.

    This deal marks Calare's first investment in the Raleigh/Durham market and reinforces its strategy of expanding into innovation-driven regions with long-term economic momentum. "Our entry into Research Triangle underscores our focus on sourcing investments that combine high-quality tenancy with long-term growth potential," said Bill Manley, CEO and CIO of Calare.

    The 55-acre campus is designed for complex wafer and chip manufacturing, featuring advanced cleanrooms, laboratories, and robust mechanical systems. MACOM has signed a 12-year absolute triple-net lease on the facility, with options for renewal, highlighting the long-term value and stability of the asset.

    Research Triangle Park is North America's largest high-tech research park, home to over 250 companies spanning semiconductors, biotech, pharmaceuticals, and advanced manufacturing. The region attracts national and international investment due to growing demand for domestic chip production and proximity to leading universities.
