AM Property Development secured approval for a 257-unit multifamily development in Fort Lauderdale's Flagler Village area. The Fort Lauderdale City Commission unanimously approved the site plan with conditions, including a $2.6 million payment to the city in lieu of an affordable housing requirement. The two-tower, 14-story development at 650 North Andrews Avenue will feature 257 apartments and 11,400 square feet of retail space.
The commission granted deviations from design standards, allowing for a building height of 14 stories and a maximum floorplate size of 10,800 square feet in the east tower. The podium of the two towers will be lined with apartments, blocking views of an internal five-story parking garage. The development will include 36,929 square feet of open space, exceeding the city's minimum requirement.
Amenities will include a pool, lounge, and dog park on the fourth floor. The site is located across from the Florida East Coast Railway and near the Brightline train station. BAM Property Development purchased the 1.7-acre site for $12.6 million in February 2023. Separately, the firm plans an eight-story multifamily project with 120 units in Miami's Coral Gables area.
