Xp Realty has expanded its presence in South Florida by acquiring OnePath Realty, a 102-agent brokerage based in Miami. The acquisition brings eight staff members and $187.2 million in sales from last year to eXp's roster. This deal marks the latest move for the Bellingham, Washington-based firm in the region, following its purchase of Aventura-based Broker's LLC, a 500-agent brokerage, in May.
The South Florida real estate market has seen a surge in growth outside of Miami-Dade County due to the pandemic-induced boom. As a result, local and national brokerages have been eyeing Broward and Palm Beach counties for expansion opportunities. Recent acquisitions include Anywhere Real Estate's purchase of a 48-agent brokerage in Jupiter and Fortune Christie's International Real Estate's entry into Fort Lauderdale with an eight-agent brokerage.
The acquisition comes as the residential real estate brokerage industry navigates a challenging year, marked by class action lawsuits and hefty settlement payments. eXp itself agreed to pay $34 million into a settlement fund related to commission lawsuits in October.
