The region's popularity can be attributed to the convenience offered by private jet travel, which has become increasingly popular among affluent buyers.
According to Danielle Hale, chief economist at Realtor.com, Florida's warm weather, sunny beaches, and business-friendly climate make it an attractive destination for wealthy households. With no individual income tax and a favorable tax environment, the state is particularly appealing to high-net-worth individuals.
The private jet industry experienced significant growth in 2022, with many major U.S. cities within two to three hours flying time from Florida's southern coasts. This has made it easier for wealthy buyers to access the region, driving up demand for luxury properties.
Real estate agents report that private jet travel has brought new interest to areas like Riviera Beach, where home prices have increased by 163% since last year. The median home price in the area is now $1.1 million.
Wealthy clients prioritize convenience and flexibility, with many owning properties in multiple locations and traveling frequently. Private jet access is a critical feature of their lifestyle, allowing them to easily fly in and out without the hassle of public airports.
The recent surge in private travel has also made Southern Florida more accessible, with five of the 25 busiest private jet airports in the country located in the region. The number of flights has leveled off somewhat since 2022, but the demand for luxury properties remains strong.
In 2024, South Florida saw a 9.6% year-over-year increase in prices, despite rising interest rates affecting other parts of the market. Private flying offers increased flexibility and exclusivity, making it an attractive option for high-net-worth individuals seeking second homes or investment properties.
On Florida's southwest coast, jet-setters can fly easily in and out via the all-private Naples Municipal Airport, which saw a 63% increase in passengers between 2021 and 2022. At least 80% of those visitors were either property owners or potential buyers in Collier County.
The region's fly-in, fly-out culture is also a major draw for luxury homebuyers, with airpark communities offering private plane hangars and access to runways. The Aero Club in Wellington and Tailwinds gated community in Jupiter are just two examples of such developments, catering to the needs of high-net-worth individuals seeking convenience and exclusivity.
