-E-B is expanding into Dallas proper, acquiring a 10-acre site in the Valley View area. The San Antonio-based grocery chain bought land at the southeast corner of Hillcrest Road and LBJ Freeway, where it plans to rezone the property and demolish existing office buildings. H-E-B spokesperson Mabrie Jackson said the company looks forward to working with neighbors and community stakeholders to create a destination that supports the local community.

    This move comes after H-E-B's rapid expansion across North Texas, targeting denser urban markets since 2021. The chain has recently opened stores in Frisco and Plano, and is adding locations in Allen, Celina, Melissa, and Rockwall. Its growing presence has driven competitors like Walmart, Kroger, and Tom Thumb to increase their investments in the region.

    The Dallas-Fort Worth metroplex saw significant demand for grocery stores last year, with nearly half of new retail space dedicated to grocery-anchored shopping centers. This trend is expected to continue, with projections indicating 2.7 million square feet of construction and absorption this year. Grocery-anchored retail dominates the market inventory, with occupancy rates reaching 96.4 percent in these centers last year.
