evelopers McCourt Partners and HN Capital Partners are planning a transformative 40-acre project in the Dallas Design District, dubbed Hi Line Square. The site at 1650 Oak Lawn Avenue will feature two high-rise buildings: a 17-story office tower with 186,000 square feet of space and a 30-story residential tower with 300 luxury apartments, retail, and showrooms on its first two floors. The project's cost has not been disclosed.
"We've had this vision for years," said Vipin Nambiar, founder and managing partner of HN Capital. "We formed the company to work on this neighborhood." The office tower will offer modern workspaces with high-end amenities, while the residential tower will feature luxury units ranging from townhomes to penthouses.
The development will connect to the Trinity Strand Trail and the Loop Connector, leading to the Katy Trail. Showrooms within the project will blend the area's historic elements with its new upscale identity. Perkins & Will is designing the stepped towers with landscaped terraces and a central public plaza featuring an "heirloom tree."
Construction is expected to start in 2026, with completion slated for 2030. The developers are currently navigating the zoning application process, which they anticipate will take around a year to finalize.
