he Katy-Fulshear real estate landscape underwent a significant shift in January, with the number of homes sold dwindling compared to the same month last year. A total of 412 homes were sold across seven local ZIP codes, a notable decrease from the 497 transactions recorded in January 2024.
While December saw a surge with 628 home sales, January's numbers took a hit, with five out of the seven ZIP codes experiencing a decline in sales. The largest drop was observed in ZIP code 77423, where sales plummeted by 56.52%. Conversely, ZIP code 77450 witnessed a substantial year-over-year increase of 60%, with 48 homes sold.
ZIP code 77493 led the pack with 128 home sales, while the $250,000-$449,999 price range emerged as the most popular among buyers, accounting for 240 transactions. However, this trend was not reflected across all ZIP codes, as four out of seven saw a decrease in median home sales prices year over year.
ZIP code 77450 experienced an 8% decline in median home sales price, while ZIP code 77094 witnessed a notable 10.19% increase, boasting the highest median home sale price among the seven ZIP codes at $573,000. The average days on market also saw fluctuations, with four ZIP codes experiencing an increase, two witnessing a decrease, and one remaining stable.
ZIP code 77094 stood out as the fastest-selling area, with homes averaging just five days on the market – albeit only two transactions occurred last month. Conversely, ZIP code 77441 struggled to move inventory, with homes lingering on the market for an average of 97 days.
