t the massive Landmark development near Sandston, detached homes may be giving way to more townhomes. Developer Godsey Properties is refining its plans for the 150-acre project, which is approved for about 900 new homes and commercial development along Williamsburg Road west of Interstate 295.
A recent rezoning request seeks to allow 99 townhomes on about 15 acres where single-family homes were originally planned. This would add to the 355 townhomes already approved for Landmark, where dozens have been built and sold at prices starting in the upper $200,000s. Principal Doug Godsey said nearly 100 of the townhomes have been sold, prompting the request to build more.
The rezoning request is scheduled to go before the Henrico Planning Commission this month, but county planners are recommending a deferral to allow Godsey time to revise submitted proffers. Planners say the requested change would be a logical continuation of recent residential development in the area.
While some townhomes are planned east of Dry Bridge Road, others will rise behind a 40-acre commercial section at the northwest corner of Dry Bridge and Williamsburg Road, where a Wawa is under construction and other uses could include fast-food restaurants or a grocery store. Godsey had previously proposed replacing those townhomes with two apartment buildings for renters ages 55 and up, but withdrew that proposal due to concerns about height.
Condo sales are starting this month at Landmark, which is approved for as many as 484 units. The condos make up what was once called Gateway at Landmark, an extension project that added about 50 acres to the original 100-acre footprint. Prices start in the low $200,000s and include a balcony or patio.
Godsey also plans to finish sitework for a third section of townhomes set to start sales this summer, featuring larger units with first-floor primary bedrooms. Prices will start in the low $300,000s. Landmark has included sewer extensions for nearby apartment complexes and adjacent subdivisions, as well as road and sidewalk improvements along Old Memorial Drive.
As Landmark takes shape, Godsey is also working on other projects, including Fairways, a 290-home redevelopment of the former Glenwood Golf Course along Creighton Road, and a 140-home subdivision off Creighton Road.
