L Cool J has sold his Encino contemporary home to a mystery buyer for $4.9 million, according to the MLS and the buyer's agent. The property at 15641 Meadowgate Road was originally listed for just under $6 million in May but had been reduced to $5.2 million before selling. Jahi Johnson of eXp Realty represented the buyer.
The two-level residence, built in 2017, features vaulted ceilings, two living rooms, and a chef's kitchen. Outdoors, there's a pool house, a pool, and spa, as well as a BBQ area. The property sits on nearly half an acre within the Royal Oaks gated community, where several celebrities have bought or sold homes.
The sale price is a discount from the original asking price and allows LL Cool J to avoid the city of Los Angeles' Measure ULA tiered tax, also known as the mansion tax. The median price of an Encino home sold in November was $1.2 million, down from just under $2 million a year ago.
LL Cool J and his wife Simone Smith paid $4.3 million for the home in 2018. Johnson noted that dealmaking in Encino has been affected by interest rates and people sitting on the sidelines, with fewer transactions this year compared to previous years.
