Luxury Barrington Hills property seeks $22 million sale price

$22M Barrington Hills estate breaks records with 70-acre English Country Manor listing.

A
70-acre estate, Hidden Ponds, has hit the market in Barrington Hills for $22 million, a listing that could set a record for the northwest Chicago suburb. The English Country Manor-style home boasts 8 bedrooms and 14 bathrooms across 30,600 square feet, priced at $719 per square foot or $314,000 per acre.

The listing is a sign of growing interest among ultra-luxury buyers to invest in the suburbs. "The buyer profile is someone who values privacy - celebrities, sports athletes, or high-profile corporate individuals," says Mimi Noyes of Morrison Home Team at @properties Christie's International Real Estate.

This is the priciest listing in Barrington Hills, and its asking price will test the top of the market. A nearby mansion that appeared on "Empire" had a similar challenge, with an original listing price of $15.3 million that was cut nearly in half after failing to sell at auction last summer.

Noyes is confident the Hidden Ponds estate is priced well for the market and will attract ultra-luxury buyers. The property's private acreage, backing onto a conservation area, and full-size basketball court are key selling points. Suburban property values are rising, with an uptick in luxury sales beyond the North Shore.
